HMO Project 1 Update

We have now completed week 4 of a forecasted 8 week (now 9) 3 - 5 bed all en suite HMO project in Newport, Wales (see previous post) I wanted to share some progress pics and learns!

Project has run like clockwork however there have been circa £3k of unexpected costs! The drain as you will see from the pic that our en-suites needed to attach too was nearly 4 ft deep into the foundations on solid floors which came with some extra labour cost. Also we trusted the pre purchase EICR and assumed being able to re-use some of the electrics, we couldn't. Going to have

a full re wire now due to some nasty finding once walls were out etc. I will be building the cost of a full re wire into all future projects for both safety, longevity and initial deal analysis.

Plan for week 5-7

1.First fix eclectics

2.Kitchen in

3.En-suites finished;

Then we get into final cosmetic finishes and external items such as painting the outside and garden.

Really enjoying the experience despite it taking me 4 hours to get there every other week!
