@Marilyn Guzman Speaking from experience, those are exactly the right reasons to start looking at commercial. The tax efficiency can be significantly better when structured correctly, and commercial often offers stronger cash flow and longer-term security compared to residential. What most people find surprising is that commercial is not necessarily more complex, it is just different. Once you understand the fundamentals, the numbers, leases, and risk become very logical. The key early on is learning how to assess deals properly and understanding the process so decisions are based on structure, not guesswork. That removes a lot of the fear. What part of commercial are you most keen to understand first: deal analysis, lease structures, or how to find the right opportunities?

I'm here to learn and I believe that you should never reach the point when you don't. I retired two years ago but I haven't stopped learning. This will be another reason to find a new money stream.

I wish someone had told me this earlier.
Most people do not fail because they choose the wrong path. They fail because they keep switching paths before any one of them has time to work. I spent a long time chasing clarity, testing ideas, and waiting for things to click. Progress felt close but never consistent. What changed everything was not effort or motivation. It was finally seeing how the pieces fit together and committing to a clear system instead of guessing.
