Execute Purchase of Lease Option
I have a 17br co-living property (old ALf) that we did a lease on with option to purchase and now need to execute the purchase. We have fixed up and taken value to 1.5m and purchase price is 580k. Are there any lenders that will lend on the current value vs the purchase price? I have had people tell me yes, but then their underwriters say no. Looking to put into a long term loan if that helps.

I don't know of anybody who does, and would like to know myself is somebody out there can do it. Good luck.

@Jai Thompson I think the problem is that lenders won't lend on $1.5M when the purchase price is $580K. If lenders only lend on the purchase price of $580K, then Lance will need to put 20% down payment. If they are willing to lend on $1.5M, then Lance doesn't need to put any down payment and can even get a lot of cash out when closing on this property.

Move Forward or Pass?
Hello team, I got the following response from a broker who had listed an RV Park with the Helath Care Business on site. I asked her to provide the separate financials for both and she answered the following,”Ownership wants new owner to manage and continue the operations of the health mine. Peter will not release financials until mutual. Only allow 7 days or less feasibility. We have two offers in hand at asking.” How would you act in this case?

Did they have the combined financials on the listing? If you don't want to take over the health care business, then passing makes sense.
Week 4 Review
Well its official. Month 1 is complete and practice is over. Time to put in offers and getting connected with people in the space more consistently. What I learned: Well for one I see how difficult it is to create a creative scenario when no one's opposing your ideas lol. Ive also learned what affect rent stabilized has on the market and the percentage of rent you can increase in these places. I am determined to do business in NYC and one great idea ive had is to speak to owners in this area as mentors for future growth. Im excited to take things up a notch! Month Goals: This month Im mainly focusing on putting in consistent offers not to get accepted but to build connections. I want to connect with a new investor every week and do 3 offers a week atleast. Wish me luck!
