Closed on another 12 units today!!! Started MFS 1 year ago with only one small single family house, bought my first 9 unit in March and now this latest acquisition brings the total to 22 doors (soon to be 23 once we finish adding a 10th unit to the 9 unit building). I love it when happens! Now that we are under contract for our new HQ after winning on our price negotiation, we entered due diligence. Thus far in due diligence, we found that their rents are a little higher than their initial rent roll. Insurance quote came $15,000 below what they were currently paying. And we've already lined up another tenant to take the rest of the office space putting us at 100% occupancy at Close. In addition, I had budgeted for landscaping, it turns out there's an HOA for all three office buildings in this complex, but we own 75% of the HOA automatically win every vote and decide the budget every year. So all of the other tenants cover the cost of the exterior maintenance and landscaping. Coming in at around a day 1 cap rate of 8 with significant upside.

Just 5 weeks after closing our first 42-unit, we’re now under contract on a 56-unit property in Corpus Christi, TX. This journey has come with its challenges — moments of doubt, long nights, and tough lessons. But we stayed consistent, kept believing, and kept moving. I am very new to Multifamily investing and currently evaluating a deal that a broker suggested to me. It's a 10-unit multi-family in Waco, TX. Current annual rental income is $108,000, and current annual expenses are $70,000. Even though the property has a lot of potential and units are a few hundred dollars below market price in the area, it still seems like it's not the best deal, especially considering the asking price is $1,450,000, and expenses seem quite high. I just wanted some feedback on what some of you experienced investors might have, and make sure my thought process is not out of line. Thank you.
