Weeks 4 to 8: build broker relationships and start underwriting everything that hits your inbox. You will be bad at it. Do it anyway. Weeks 9 to 12: make offers. Real ones. Most get rejected and that is the job. Weeks 13 to 16: get one accepted, open escrow, run your due diligence. Weeks 17 to 19: close. Nobody skips the reps. You either start them now or you start them in January and buy your first deal next summer instead.
