2026 still has 135 days left in it. That is not a small number. That is 19 weeks. And 19 weeks is almost exactly how long it takes most people to go from "I want to buy an apartment building" to actually owning one. Think about it. Someone who starts today, seriously, is under contract by October and closing around the new year. Same window. Same math. The only difference between the person who owns a deal on January 1st and the person who doesn't is whether they started in August or kept waiting for a better time. Here is what those 19 weeks actually look like: Weeks 1 to 3: pick one market and learn it cold. Not five markets. One. Weeks 4 to 8: build broker relationships and start underwriting everything that hits your inbox. You will be bad at it. Do it anyway. Weeks 9 to 12: make offers. Real ones. Most get rejected and that is the job. Weeks 13 to 16: get one accepted, open escrow, run your due diligence. Weeks 17 to 19: close. Nobody skips the reps. You either start them now or you start them in January and buy your first deal next summer instead. The people I have watched buy their first building were not smarter than everyone else in this group. They just started the clock earlier. 135 days. Garrison Strikes again in Lexington!!!!
Garrison strikes again! And it's a big one! Garrison Joined MFS about a year ago with the goal of doing bigger deals. (He had a fantastic residential portfolio of about 16 units) he recently closed a 24 unit and this 78 with put him over 100 units acquired on the year!
