Hi everyone! My name is Niah, and I’m a mobile home investor currently focused in Illinois. I’m looking to connect with park owners and managers who have abandoned units or back taxed mobile homes sitting in their parks that aren’t generating lot rent. My goal is simple I partner with park owners to take those non performing homes off your hands, bring them back to life, and place reliable owners or tenants so your lots start producing consistent rent again. I already own several homes myself and am continuing to grow, but I’m really looking to build long term relationships with park owners who want solutions, not headaches. While I’m focused in Illinois right now, I’m open to exploring opportunities in other areas if it’s a good fit. I’m ready to take my MH investing to the next level; from wholesaling and fix &flips, to owning a park. Anyone who can speak to the premium MHP Pros mastermind, would you say it’s beginner friendly? I have no clue where to start in terms of acquiring a park.

We just updated the free MHP sales comps database - and it keeps getting better. If you missed it the first time: this is a live, searchable spreadsheet of manufactured housing community transactions across the country. Not behind a paywall. Not a PDF you have to request. Infrastructure is Becoming a Driver of NOI
Luis Platt, Tucson I’ve spent the last few years in manufactured housing, first on the brokerage side and now focused on infrastructure. One thing is becoming clear: A lot of communities are still running on outdated internet, and it’s starting to show up in operations, retention, and rent growth. I was at a community recently talking with residents, and the takeaway wasn’t speed, it was dependency. Work, healthcare, communication… it all runs on connectivity now. Infrastructure is becoming a real driver of NOI. That’s what I’m focused on improving across MHCs. Looking forward to being part of the group and learning from everyone here.

New to MHP Masterminds
HI everyone. My name is Gary Baldwin, and I just joined the group today! I live in the St. Louis area, and I am excited to join this group. I have been investing in real estate for almost two years. I started out in single family and shifted to multi-family, where I currently own 28 doors as a buy and hold strategy. I have been investigating the MHP space for several months and I am looking forward to learning from everyone in this group, connecting and contributing as well. I plan to purchase my first MHP in the next few months and I am currently talking to a seller that owns a 59 pad park that he is considering selling soon. Can't wait to dig in and learn and grow my portfolio!
