How to Approve the “Right” Resident?
I’m in a season of turnover within my park as well as trying to sell off a couple POH. I’ve been experiencing a bit of stress trying to find and qualify the “right” resident that isn’t going to cause issues with neighbors and generally take care of their place - All the stuff ya’ll know is a pain to deal with if they don’t. Questions: How do you guys handle resident screenings? How do you keep your emotions out of it while still spending the time it takes to find good tenant that is going end up being a thorn? 🤔 Many thanks! Jason

@Jason Jones ask in the paid community I'll give you a more detailed answer! Use google forms if you dont have rent manager or a similiar platform. Rentbutter I hear is great as well. It's the same questions over and over again so systematize it. This will differ if it's a POH vs a TOH. If its a TOH sale and its a handyman special or even an older home, try to lean towards people who are HANDY. If its a brand new home, thats less important because there will be less home maintenance (if theres a lot and they cant handle it from a cost standpoint i.e. they have to hire contractors to fix, this can hurt their ability to pay you rent). Monthly income is most important - get bank statements, employment verification letters, and employer numbers. Previous landlord references is also important. Did they pay on-time. Realsitically its all a math equation with some qualitative variables that are check-the-box yes or no.
