Hi everyone - I'm Harrison Kazlauskas, based in Charlotte, NC. I studied Finance with a Real Estate concentration at TCU, and previously worked at a institutional firm where I focused on the asset management and acquisitions of large retail centers across the Southeast. I recently transitioned full-time into the MHP space to build my own portfolio. I'm targeting MHPs in NC, SC, and East TN. Looking for parks with a mix of POH and TOH sites in secondary markets. My short-term goal is to own and operate 120 sites by the end of 2026, with a long-term vision of building a scalable platform. My top learning priorities are to strengthen my operational knowledge to drive NOI growth, build a more efficient lead generation pipeline, and refine my ability to creatively structure the capital stack as a new operator. @Ryan Narus I have some bad news for new investors…. 9 out of 10 deals that you chase are going to lead you absolutely NOWHERE. 🙄That means listening to 9 long-winded life stories from your sellers, only to realize that you won’t have a deal (and probably never did). 🙅Or running around like crazy to do your due diligence, only to be told at go time that they are no longer interested in selling. I’m here to say that there’s absolutely no way to avoid this kind of runaround. But new investors take heart! I can also promise that when you find that 1 out of 10 leads that actually turns into a deal, it is SO worth it. The moral of the story here is that much like sales, real estate is a numbers game. 🚪You’ve got to knock on hundreds of doors to find your diamond in the rough, but the reward almost always matches the effort. Persistence is everything.

While I was at seco I closed on this small park. 18 lots all toh and all city direct billed. Lot rent 395 day one plus a sfr to parcel off and sell for hopefully 150k or more. 575k

First LOI submitted on a park in NY! 😬😅

I just received word, I'll have a signed LOI on a 18 pad park, we will see what happens
