I will be traveling to the Syracuse area in NY on Saturday to look at an off market park. I will need to come up with a plan on how to present the seller my offer. My soon to be partner initially didn't want me to mention to the owner he would be involved, as of yesterday he now wants me to mention he will be involved in a small capacity. This is throwing me off a little bit. He also thinks we should have the seller do a drive by once a month and pay him. What are your thoughts?

My partner is saying we shouldn't charge the residents for water immediately, I think we should. Is there a rule of thumb for charge back on water? Like 30, 40 or 50 bucks a month. Let me hear your thoughts on this

I'm looking for a sheet that will break down investor returns and show them what they will potentially make over the course of the asset. I'm also thinking of doing tiers such as 50k@ 7% 100k@ 8% 250k@ 10% what are your thoughts on that. This is a small 500K raise.
