The one i think is most important is "offers made" and i should check those actual numbers more, but I know you cant make money until you sell a property, you cant sell a property if you don't acquire it, and you cant acquire a property unless you make an offer. Its my leading indicator (vs lagging). My policy is "everyone gets an offer" unless the property itself is shit. I recently talked to a seller who was insistent on $500k for a premium parcel, well, septic, view, cleared building pad, etc..She didn't need to sell, but I offered her $325k thinking i would surely insult her, she countered and we landed at $352k.

double closed a little deal for $18k profit that keeps the lights on and that deal has 2 more lots that just went on the MLS today with $40k in potential profit. Also was told I have two LOIs from buyers coming in next week for my 360 lot subdivision! 🤑
