Intro
Hi, name’s Conor Gallagher, nice to meet all of you My strategy is straight forward BTLs in North of England with two criteria: (1) I can get double digit rental yields, and (2) I can buy in cash and refi all my money out Needless to say 99% of deals don’t fit my criteria, but I look at a lot of deals, and have been able to keep recycling my capital so far. Only 1.5 years and 3 deals in (working on 4th), but so far so good. Look forward to connecting with everyone. What is your strategy?

@Conor Gallagher My first up-north adventure: Imagine this, I’d just bought a big end-terrace, 3-bed house with an attic room, the biggest on the road. I whitewashed everything, got the place looking the business. Proper proud of it. So I call the letting agent, thinking I’m about to get a great rental price. He comes round, looks it over and says, ā€œThe house is looking good, you’ve done a great job.ā€ At that point, all I can see is pound notes falling from the ceiling. Then he opens his mouth and says, ā€œI can get you Ā£400 a month.ā€ My legs wobbled and my heart stopped for about 12 seconds. I said, ā€œYou joking?ā€ He looked me dead in the eyes and said, ā€œThat’s top price.ā€ That was my first buy-to-let experience… LOL.

@Conor Gallagher Always do your research and speak to people who know what they’re doing or have done it before. Your friends aren’t always the best people to rely on for advice.
A lot of people say they want to become investors…
but if we’re being real, most people are just confused where to even start. There’s so much noise:Stocks, real estate, crypto, businesses, side hustles… So people end up doing nothing. Here’s the truth most don’t say: You don’t need 10 different strategies. You need one clear starting point and consistency. Because investing isn’t just about money, it’s about understanding: • Risk • Time • And how money actually compounds What I’ve noticed is the people who win aren’t the ones who know everything…They’re the ones who pick something, learn it deeply, and stay in the game long enough. Right now, I’m exploring different ways people are getting started with investing from scratch, and it’s interesting how many opportunities are overlooked just because people think they need a lot of money upfront. So let me ask you this: If you had to start from zero today…what’s the first type of investment you’d choose, and what’s stopping you from starting right now?

Yes, hands-on knowledge definitely has its benefits, but building the right team is what really allows you to scale. I’ve actually got a background in music too. I started in a band at 14 while still at school, then went on to play in a couple of other bands — even performed at Glastonbury twice. Along the way, I also set up community music workshops, including one back in the mid-80s and another in the 2000s focused on youth support around guns, knives, and gangs in Hackney. I also wrote a book some time ago, it’s still floating around on Amazon somewhere. A friend of mine has gone down a similar path, combining experience with online content, so I can definitely see the value in that space. Out of interest, is online selling your main focus day-to-day?

Grasshopper Property - humbled
Grasshopper Property has had a very challenging couple of weeks. After unforeseen circumstances a sense of loss, we were faced with the immediate, practical reality of having to replace a significant amount of private capital for exchange and completion. Finding Ā£100k for exchange in such a short space of time initially felt almost impossible. But a wise man once told me to ā€œtrust the process and the network you’ve surrounded yourself withā€ and he was right. Through the support of our investors, partners and wider network, we’ve secured the exchange funds and allocated most of the completion equity. There are just a couple of final contracts to sign. We always knew this journey wasn’t going to be easy, but the last few weeks have been testing, especially this week, and it’s only Wednesday! What it has reinforced for us is that with resilience, determination and the right people around you, you can achieve the unimaginable. Thank you to everyone who has backed us, checked in and been by our side your support means more than you know. šŸŒŸšŸ’›
