Tomorrow marks one year since we launched Grasshopper Property Group.šŸŽ‚ There isn’t a single sentiment that can do justice to what this year has meant. It’s been exciting. It’s reminded me that you’re never too old to learn, to grow, or to start again. šŸ“š It’s also given me something incredibly special, the chance to reconnect with people from my past and bring those relationships into this new chapter. šŸ’› It’s also been hard. We’ve been judged. We’ve had to prove ourselves. But through that, we’ve grown as individuals and as a team. šŸ’Ŗ And along the way, we’ve gained a business partner whose belief in us feels, to others, like having our very own Peter Jones saying, ā€œI’ll back you.ā€ 🄰 We feel blessed. We feel proud of how far we’ve come. And if there’s one thing we hope our journey shows, it’s this: If you follow your dreams, if you’re willing to do the work and keep going when it’s tough, your life will change. For the better.

Your growth and your deals come through conversations. This week’s focus: • Spend time with active investors, agents and deal sourcers • Get in rooms (online or in person) where property is the main topic • Talk goals, strategy and deals, not excuses Minimum ā€œnetworking repsā€ this week: • 3 x proper chats (coffee/Zoom/phone) with like‑minded people • 5 x value touchpoints (check‑ins, market updates, deals, intros) • 1 x new room (event, meetup, WhatsApp group, online space) By next Sunday, you want to be able to say: ā€œI grew my network and I’m closer to the opportunities I want.ā€ In property, your network really is your net‑worth. Week 5 – Action Only šŸ¦— Week 1: Foundations Week 2: Reps Week 3: Evidence Week 4: Pipeline + Standards Week 5 = no theory, only action. By next Sunday, you should be able to say ā€œI DID thisā€. Your minimum actions this week: šŸ  Viewings – 3 min • Book & attend at least 3 viewings that fit your criteria • After each: score deal (1–5), learning (1–5), note next action šŸ’· Offers – 1–3 • Get at least 1 offer out (aim for 3) • Run the numbers + send a clear offer in writing • You can’t buy what you don’t offer on šŸ¤ Investors – 2 conversions • Have 2 proper investor calls/meet‑ups • Ask about amount, timeframe, returns, risk • Share what you’ve done over the last 4 weeks + your deal rules • End with: ā€œCan I keep you updated on deals that fit this?ā€ šŸ“ž Agents – 5 touchpoints • 5 meaningful contacts (calls, WhatsApps, in‑branch) • Thank them, restate criteria, ask: ā€œWhat have you got now or coming up that fits this?ā€ šŸ“Š Scoreboard no zeros By Sunday, you should see: • Viewings: 3+ • Offers: 1–3 • Investor convos: 2+ • Agent touchpoints: 5+ This week is identity: You’re someone who books viewings, makes offers, speaks to investors, and agents remember. @Liam J Ryan this was an interesting one for me…. And one that I’d like to say was easy for me to say which camp I’m in. But it wasn’t! I think I fall into two camps, Hearts ā™„ļø and Spades ā™ ļø Now, not sure if thats good or bad but it doesn’t seem to hold me back in recognising how to hold the right conversations with people who fall on all camps. This has been helped from my day job but also listening, learning and taking council from particularly you and Mark Stokes. It’s a very key tool In your tool kit. This is a great way of breaking it down, thank you!

@Liam J Ryan what a great way to get the message across. The break away from the standard rat race is something I wish we had of done or even known about many years ago. We’re taught at such an early age to live in this ā€œtax hungryā€ way, yet we gain nothing from those our tax goes to. Our light bulb moment was last Feb and we haven’t looked back. Those struggling day to day. This is something well worth considering. Liam and his team have so much knowledge and experience you can’t go wrong. It’s a game changer!
