Thanks for your comment Ethan I’m not doing refurbs if I can help it But yeah you’re absolutely right: those deals are hard to find. I look at at least 100 deals a month and not going to lie it’s a slog. My first deal was probably the best one to date: purchase price 75k (auction purchase), no refurb other than replace a cooler, and refinanced at 75% LTV 8 months later (slight delay as gas cert and a few other things had expired) against a value of 120k, so I was able to pull out 15k less stamp duty and fees. Totally appreciate not ever deal is going to be like that however. What strategy do you focus on?
