Intro!
Hey everyone! I am Ryan O'Callaghan. I am currently located in Denver, Colorado and have been in the business of flipping and wholesaling mobile homes with my business partners over the past two years and now ready to move into investing into mobile home parks. Currently, my primary markets are in Colorado and Southern Wyoming, but am starting to do work in West Texas due to connections my business partner and I have made. I am looking forward to learning more about due diligence on parks, operations and making profitable contracts that are win-wins for me the buyer and the seller. Introduction
Hey everyone! I’m Byron, and I’m really happy to be here. I’m 23 years old and based in the Philly market. I’ve grown up around mobile home parks—my family has five of them, about 700 lots total, so it’s kind of been part of my life since I was a kid doing odd jobs and helping out. But right now, I’m starting from scratch on my own and want to learn more about creative financing to acquire my first community. I studied finance at Penn State and spent the last year in New York City brokering mobile home park deals to learn valuation and general CRE knowledge, I realized I want to be on the ground as an operator. So I moved into a small single-wide in our smallest park—just six lots—and I’m learning the ropes firsthand about management, infill, and selling homes. My big goal is to build my own portfolio from zero to honor my family's legacy and eventually even outgrow what my family’s done, but in a way that really focuses on providing good, affordable housing and being a landlord people can count on. I’m here to learn and to connect with folks who have been in the trenches. I’m hoping to pick up the skills to make that happen and to do my part in tackling the affordable housing challenge. Really looking forward to getting to know all of you and learning from your experiences! P.S. I like Packers football, fitness, faith, and play alto saxophone!

Thanks so much, Michael. Really appreciate that! Crazy how similar our paths are — Penn State to NYC finance to real estate. I’d 100% take you up on that coffee if I were still there, small world! Right now I think what I need the most help with is sharpening my investment strategy, specifically creative financing and deal structures that make sense early on without a ton of capital. My goal is to build a repeatable framework to acquire my first community in a way that also scales efficiently for future acquisitions and dispositions while considering how to manage CapEx without sinking the ship. Really excited to learn from you and everyone here. Seems like an awesome group full of people!

Life-Changing Mentorship That Helped Me Build a $60m Portfolio
I started my mobile home park journey in college over 25 years ago. I made the plans, read the books, went to seminars, and bought all the bootcamp courses. But instead of buying a park, I built a successful business that ultimately distracted me from my original goal. I even helped a family member get into parks before I finally took the leap myself. The real catalyst? Ryan’s mentorship program. It laid the foundation—and with Michael’s expansion of the program, it’s become something far greater than I ever imagined. I closed on my first park in January 2022—a $575K deal that felt massive at the time. Now, just over 3 years later, I’ve purchased 24 parks, over 1,000 active pads, 250 approved expansion pads, and currently own $60 million in income-producing real estate. To put it in perspective: I now make more in one week than I used to make in a year. I consider myself average (maybe below average) in most areas—except two: my work ethic and my ability to analyze risk and make decisions quickly. Odds are, you’re better than me at almost everything else. So if you’re thinking about getting into this game, do it. Buy something. Rents go up. Tenants rarely leave. Stuff breaks, but not often. And yes—money comes in pretty easily. Use this group’s formula as your foundation. Take the first step. It might feel like a cliff, but trust me—there is no cliff.
