Makes me genuinely happy to see guys like @Nathan Lilley winning & living their dream life from their agency. Nathan was one of my first-ever mentorship clients back in 2021. At the time he was a full time electrician and wanted to start an agency. Fast forward to 2025, he's been hitting $100K+ months consistently & just bought his first Rolex 💪 I love this agency game and stand by the fact that its the most reliable online business model in the current landscape to create predictable long term cash flow. I can't wait to help more of you in this community create businesses that fund your dream life. If there's one thing to take away from Nathan's journey, it's consistency. In any business it's never smooth sailing to hit your goal. It will take longer than you think. You'll face problems you never expected. Special Housing Category
Hey group - My problem is when running ads for US clients, I have to select the special housing category which makes me choose a minimum 15 mile targeting radius. This makes it impossible to target 3 smaller suburbs individually. Is there a way around this? Or am I stuck to just 1 ad-set targeting the major metro area? @Liam Casey

@Josh Poole We have never had an issue with the 15 mile radius in US. We just call out specific areas in the ad image "Brooklyn are you looking to sell" Also agree with what Liam said. There are ways to get around the special ad category and its worth the pain through FB support as your results will be significantly better than your competitors
One month trial signed
Signed up my first client yesterday for a trial! She only wants to do one month with a budget of £300. She’s been doing lead form ads already and has been getting 4-5 leads a week for £14 cost per lead. Should I stick with lead form or do messaging? As I know 4 weeks isn’t long enough to produce results.

Congrats Feruz on the new client! I assume they are in the Real Estate niche? £14 cost per lead is very on trend with Australia market. We aim for $15-$25 AUD cost per lead for our agents (Obviously very dependant on area) When I had a client in the UK who was an estate agent we did run lead forms as you guys in the UK can not use manychat like we can in Australia and New Zealand. Lead forms worked well. I found a work around for the special ad category (They might of fixed what I was doing 6 months ago) Lead forms we asked Full Name Address Phone Number Email We were generating £2.50 cost per lead (Again this was in a different market 6+ months ago) Feel free to send me a dm @Feruz Kesete and I can help out

Hi all! Has anyone gone to the effort of converting their ManyChat flow from messenger over to Instagram to allow leads to start the flow through either? Looks simple (but time consuming) so wondering if it's worth my time

Depends on country / area I would say loosely speaking cost per seller lead in Australia and New Zealand would be $15/$20 AUD and probably between 10/20% of those would convert to appraisals either desktop or in-person evaluations. Somewhere between $100 and $200 per appointment as an average for my 50 Re clients in Aus and New Zealand
