can you use Davinci Locks under ONE account for multiple locations or do you have to register your different locations? Tying to save on an additional monthly fee.

@Caitlin Lombardo no, I use da Vinci locks but in cubby. Cubby has there own way of managing the locks which eludes da Vinci fees

Working a deal
Hello all, I am new to the self storage world and looking at a property. Just thinking about putting in an offer has my emotions riding a roller coaster. Looking forward to touring the facility this week.

@Richard CouchSkool makes sense - curious, in your underwriting, did you model in cash flow and value improvement through rate management, TPP, and fee income over 5 years to see how that impacts the revenue, cash flow, and NOI? Also, when value self storage -the rent on a home in the facility is not to be included in the storage underwriting. Instead, we value the home based on sales comps in the area and add that value to the value of the storage in our underwriting at 70% of the value. The rent from a home should never be calculated in the cash flow of the property for the purposes of NOI calculations. Let me know your thoughts
