Insurance
We are making it a requirement for all tenants to opt into our TPP but how do you handle tenants who have 2, 3, or even 4 units - do you make them insure ALL of their units? Thats a significant bump every month .. instead of just $12/mo on one units it would be $48 for all their units.. yikes.

.....and then asked Josh the following: Curious, been chatting with a few brokers lately about the "state of the market" - does it seem slow? heating up? neutral? His response: Yes sir, I’d say the market has been neutral after wrapping up 2025. Investors are still active and submitting offers on the right opportunities. Our team has an edge on smaller deals like this one. Our leaders are plugged into the self-storage community and masterminds, where first-time buyers jump on deals like this. Transactions have been steady because we get the deals in front of the right people.
Boots on the ground
Does anyone have any tips for finding a local boots on the ground? How much are you offering? Thanks!

Storage Operators - lets talk SIGNS
Our site does not have much room / its a very weird layout making a post mounted sign out front impossible. Our options are: vinyl banner sign affixed to the fence ($150) or a sign that will be placed on top of the roof of one of our buildings ($1700). Thoughts / opinions?

@Caitlin Lombardo what about hanging a nice aluminum sign on the fence (vs. the banner), or on the side of a building inside the facility?
