On Market Deals older than 100 Days

Hey everyone,

What are your thoughts about making offers to old on market properties.

I'm torn. On the one hand I feel like the seller is especially motivated and the listing agent is ready to get a case off their books. On the other hand, there's a reason it's been listing for so long with no movement.
