📊 Days on Market Is the Hidden Indicator
Watch DOM closely. When properties sit longer: • Sellers get flexible • Price reductions increase • Creative terms open up Longer DOM = leverage for wholesalers. 💬 Are you tracking DOM trends in your zip codes weekly?
📊 Days on Market Is the Hidden Indicator
In my market, anything over 30+ DOM starts creating leverage. That’s when: • Sellers get flexible • Price drops happen • Creative terms open up DOM isn’t just a number — it’s negotiation power. ⚫📊
@Leslie Perez most definitely
📅 Monday — Inventory Shift in 2026
🏚️ Wholesalers: Pay attention to the inventory shift happening right now. Across many markets, housing inventory has been slowly rising in early 2026, but distressed sellers are increasing even faster. What does this mean for wholesalers? ✔ More tired landlords exiting ✔ More inherited properties hitting the market ✔ More pre-foreclosure opportunities The investors who win in this market are the ones locking up off-market deals before they ever reach the MLS. Remember: Retail buyers compete on MLS. Wholesalers compete before the listing. Who is still finding off-market deals in 2026? 👇🏾
📅 Monday — Inventory Shift in 2026
My observation so far in 2026… The deals are still out there, but they’re coming from different sources than before. I’m seeing more opportunities from: • Tired landlords • Inherited properties • Pre-foreclosures • Vacant homes The wholesalers who focus on solving problems instead of just blasting marketing are the ones locking up contracts right now.
