So after all the analysis and all the number crunching and verifying and corroborating with ChatGPT, I scheduled 6 offer emails to go out. (3 Cleveland, OH properties, 2 Columbus, OH properties and 1 Akron, OH property) They are on market properties so I'm nervous/scared from all the horror stories of dealing with agents and realtors who have a negative attitude toward Wholesalers, however, I'm moving forward, past the fear, as I have been since I rededicated myself to take this thing serious come hell or high water. UPDAAAAAAAAAAAAAAAAATE!!!!!!! 2 of the 3 CLE offers responded. 1 said no, so I walked away and then they came right back around to renegotiate even less. I'm going to re-counter and see what happens! Another CLE offer came back and I sent over a Purchase Agreement for them to review. IT'S HAPPENING!!!! I'M ON MY WAY TO BEING A PLAYER IN THE GAME AND NOT SITTING ON THE SIDELINES ANYMORE!!!!! Hey everyone, What are your thoughts about making offers to old on market properties. I'm torn. On the one hand I feel like the seller is especially motivated and the listing agent is ready to get a case off their books. On the other hand, there's a reason it's been listing for so long with no movement. Thoughts? Thanks in advance. Can someone please explain me the contract I was watching how to fill out the purchase sale contract in the acquisitions module and there was a section that said "Total deposit" and rick said put around 200-500$ in it so does that mean that I have to pay that 200-500$ out of my pocket?

@Yousuf Jamal You can search for cash lenders who will lend you the earnest money if you're doing a double closing and need to get your A-B side started. But if you're assigning it, then your Cash Buyer can help you with that in most cases.
