If you're off market direct to seller, you can negotiate it to a low cost or waive it entirely.
I HAVE to make wholesaling work!!
I have no choice!! Wholesaling will get me to my goals of financial freedom and much more. l haven’t closed a deal in several months and been dealing with a lot personally. Whatever it takes to close my next deal, I HAVE to do it soonšŸ˜­ā€¦ posting this here to hold myself accountable that I will close a deal before the year ends!! Who else is with me??

The NOT so dramatic conclusion to that deal I was working
Hey yall! I know I left things on a cliffhanger so let me close things up on that deal I was trying to work. So when I last left you guys, I was telling you how the seller was asking for like 1k in EMD and all these other contingencies that I wasn't cool with. So I used Zach and Rick's ChatGPT and was able to present updates to the contract that balanced things out a little more and didn't come across so.....seller leaning. When I sent the updates, I received an email from the agent his response was "So you're wholesaling" I responded with a neutral "For this purchase, I am operating in a wholesaling capacity" I also added that if that wasn't something the seller was comfortable with, although I'd be disappointed I understood and thanked him for his assistance through the process but that if he was ok with that and my necessary updates, then I would be more than ready to sign the contract, once the agreement was updated accordingly. That was on Oct. 21, 2025. I waited a week (yesterday was a week). I didn't hear from him. I scheduled an email to be sent today at Noon eastern that essentially said I'm accepting the lack of reply as the seller not wanting to move forward and that although disappointed, I understood and I thanked the agent for his assistance and communication throughout the process and wished them both well on the sale. So long story short....we got to the negotiating table and they balked. Learned a ton....like.....stay away from on-market deals for now. Also did research while I was "idle" and found the code violations website for the city of cleveland. So I'm going to go through that list and start making calls to the city and the owners and see what I can do with that. Anyway, thanks to everyone who offered encouragement, thanks to everyone who offered to give their assistance to help me close. When I say this has been the most welcoming, supportive and family-centric wholesaling group I mean it in spades. Good luck to all of you still searching for that first deal, like me and to the rest of you who've made it. Thank you for being a continued inspiration!
Annnd I'm freaking out a little
So i got a purchase agreement this morning. But I can't pay the EMD and the inspection period timeframes and acceptance periods are super short and it's making me feel like I'm in over my head. I already had this deal in mind as a JV opportunity but I'm too much in my own head about everything right now to even discuss details. I just have to walk away from the laptop and just breathe.... Because I'm super overwhelmed right now. It's like I'm excited to be doing this but I'm also scared shitless to be doing this lol... Ok mini-rant over. Let me get my mind right.
