New year is approaching motivated seller are trying to seller there house and move to another city trying to start afresh and also motivated buyers are trying to buy a new house to move with family to start afresh in a new city with most of them always search online about houses to buy and how to sale there house too ,Have close some deals within this month through website and social media alone ,You guys should wake up there is money out there.

What should I do in this situation?
I am new to this field. I connected with an agent through LinkedIn who has an exclusive beachfront property in Mexico priced at $10 million. The agent told me that if I bring a buyer or investor for this property, he will pay me a 3% commission. He has also sent me a contract stating that he will pay me this commission. However, when I asked him for the property documents, he said that he cannot share them because they are private and confidential, that the documents have already been reviewed by attorneys and notaries, and that if I am not comfortable with this, there is no obligation to work together and maybe trust can be built in the future. Now I am confused about what I should do. I am not sure whether I should work with him or not. Could you please advise me on the correct and safest way to proceed in this situation?

Why work with agents that are pushing to sell properties at or above retail? We're wholesaling! It can sound good on paper but the reality is if this was listed and didn't sell that means buyers saw it and didn't bite. Screw a 3% commission when you can make 100% from your own deals or 50% from JVs. Buyers want to be able to profit and create cash flow, so unless you can lock this up at a fat discount and it pencils for an investor I really wouldn't continue to waste time.

@John Abdullah You have no equitable interest in the deal to be able to properly present it to buyers. As far as I know, only licensed agents can legally receive commissions on listed real estate transactions (this is different than your assignment fee in wholesaling). Not only that, but you said he's in Mexico, it's highly likely the contract he sent you is only enforceable there and you'd need to confirm foreign laws/regulations before proceeding.

Dealing with Rejection from seller!
No” Is Normal (and Expected) Most wholesalers think rejection means they did something wrong, Rejection means you’re doing your job. You’re NOT supposed to convert everyone, They’re rejecting the situation, not you. Sellers say “no” because: They’re not ready They want retail They’re stressed They don’t trust anyone yet They’re emotionally attached It’s bad timing They’re confused about the process

Rejection can reveal the seller's pain points and asking the right questions along with positioning yourself as the solution can turn a no into a yes down the line!
