Feedback please

I just had an out of town homeowner call me back he lives in New York I’m calling about a house in ky. He told me he has an elderly guy there that lives with his 2 daughters he wants to sell but he wants to make sure the elderly guy has somewhere to go that won’t raise the rent on him . He asked how much was I thinking about buying it for ? I said it depends on the condition of the property when’s the last time you seen it ? He said he hasn’t seen it in about 4/5 years i said has there been any repairs he said they did a new roof and some work to the back . He said he just going to keep it and save my number for when he do wants to sell.

Help with what questions I was supposed to ask please I now realized I should’ve asked him what was the man paying in rent to see if I could’ve found him somewhere to go what other questions was I supposed to ask ?
