Proof of funds and EMD
Hey Guys, I’m not sure if this is weird but I just put an offer on 4 foreclosed properties. I need proof of funds and emd of $2k per offer. I don’t have the proof of funds nor the emd. Any suggestions? Help!

@Sherry Seward One thing I wouldn’t do is fake POF that’s an easy way to burn bridges. This is really more about relationships than cash. Once you build those, this stops being a problem..

The Season That Changed Everything for Me....
My first deal gave me confidence. My second year tested everything. After that first deal, I spent almost all my savings trying to build something real. Marketing. Tools. Learning. And most importantly, I kept believing that something would eventually break through. Then during a festive period like this, I had a conversation with a seller that changed everything. On that call, I confidently talked about a property I had bought before. I explained the value, the opportunity, and the profit that came from understanding the numbers correctly. Not to brag, but to show clarity. That conversation built trust. The seller listened differently. The tone changed. The door opened. From that moment, things started shifting. Deals became easier to structure. Conversations became smoother. Confidence replaced hesitation. Here’s the lesson I want to leave you with. Struggle doesn’t mean you’re doing it wrong. Sometimes it means you’re early. Festive periods create motivated sellers. People want closure. They want a fresh start. They want solutions. If you stay consistent when others slow down, you position yourself for breakthroughs. If you’re in a tough season right now, don’t give up. Stay visible. Stay calling. Stay learning from people who’ve already walked the path. What feels heavy today might be the season that changes everything for you tomorrow.

@Steven Lewis I respect the hunger, but let me say this with honesty and care. Spending money alone doesn’t guarantee deals. Direction and adjustment do. Two months with no deals doesn’t mean you’re failing. It usually means something in the process needs tightening, not quitting or going all-in blindly. Before you burn yourself out, pause and ask: Are you tracking every lead properly Are you following up consistently Are you improving your conversations with sellers Are you adjusting your offers based on feedback Real hunger is staying disciplined, not just pushing harder...

At the same time, I’m still working. Still having conversations. Still closing deals quietly. No noise, just execution. Here’s something a lot of people don’t realize. This final part of the year is one of the most motivated times for sellers. Many homeowners are trying to sell now so they can start the new year clean. Some want to move. Some want to buy another house at the beginning of the year. Some are tired of carrying a property into another year. Pressure is real right now. If you’re here looking to close your first deal, this is not a bad time. This is the right time. Do not look down on yourself. Do not think time has run out. Even if there was only one hour left before 2026, a deal could still happen. One call. One conversation. One yes. And that one deal can change your life. Nothing is impossible if you stay in motion. If you’re feeling stuck, don’t isolate yourself. Reach out. Ask questions. Talk to people who’ve already been through what you’re going through now. Someone else has felt the same confusion. Someone else has made the same mistakes. Learn from their experience instead of carrying the weight alone. Stay in the game... Finish strong.
