Happy Wednesday - I'm after a bit of advise on a potential deal I have found for my investor. They want an easy BTL which this is.
ROI: 6.58% - so its pretty poor
BMV: 18.52%
So the deal with this one that there are comparables (next door) selling at £135K so straight away there is equity in the property. So was going to place this as more of a 2 year project to them .... spend the 5k just making it work but in 2 years they could pull more money out the property as there is about 30K + equity in there. Interested to get peoples thoughts on this and if its worth presenting or persuing.
