Prices have dropped a little bit from June 2025 to June 2026
The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in June 2025 was $1,334,500. The benchmark value for the same home in June 2026 decreased by 0.6 per cent to $1,326,500, down from May’s value of $1,339,000. The MLS® HPI benchmark value for a condominium in the Victoria Core area in June 2025 was $559,900, while the benchmark value for the same condominium in June 2026 decreased by 1.9 per cent to $549,200, down from the May value of $551,400. Who wants to go see this Interesting Shared Home Ownership Opportunity Fairfield / Oak Bay Border Duplex.....see attachments below Here’s an interesting property that may be worth a closer look for anyone thinking creatively about shared home ownership or co-ownership closer to the Oak Bay Village. The Realtor’s comments describe it as a charming character duplex located near the Fairfield and Oak Bay borders. It is currently functioning as a duplex, with additional accommodation on the lower level, and could potentially be converted back to a single-family home if desired. The home offers many character features, including hardwood floors, a wood-burning fireplace, a wood stove, and a large covered back deck for outdoor living. The location is excellent — close to Oak Bay Avenue shops, schools, parks, shopping, and the Oak Bay Recreation Centre. A few quick thoughts from me:............................. I have not viewed the home yet, but at approximately 2,741 sq ft with four kitchens, there must be some very interesting possibilities here. Two of the kitchens should relate to the legal duplex use, and the additional accommodation may create flexibility. The opportunity I see is this: There may be a way to structure the home into two solid legal living units, which could make the cost per unit more reasonable by Victoria standards. For the right buyers, this could be an excellent candidate for shared ownership, multi-generational living, or a co-ownership arrangement where each party has their own private space. Any buyer would, of course, want to do their own due diligence regarding zoning, rental use, insurance, financing, and any applicable municipal requirements. If you or someone you know is interested in this type of property, I know of two homes that may be worth viewing, and I can likely arrange access on relatively short notice.
