Saturday Update
We had one party out to our Meet and Greet today, and we had a chance to talk about and then go view the home at 3165 Wascana St. (See the MLS and Floorplan posted below) If you used the second bedroom as part of the suite, you would get a two bedroom suite, with about 655 sq ft, and the main 3 bedroom house would be about 1263 sq ft. If you broke the cost of the house and suite down ($1,075,000) by sq ft the entire home would be priced at about $604 per sq ft, so the main 3 bedroom house would be priced at about $860,000 and the suite would be priced at about $395,000. I've created a "Cheat Sheet" PDF below you can save and use to give you an idea of minimum down payment required, what payments would be and my favorite number, the amount of Principal Paid down after 5 years. Using a $1,000,000 mortgage, you would pay down $124,000 or $2066 per month back in your pocket from every single Mortgage Payment.
