Introductions
We just hit 75 members in this group — what a milestone! Thought this would be a great chance to re-introduce ourselves and welcome the newer faces. Most of you already know Tim Whitman (because let’s be real, he’s in here more than the admins), but for those who don’t know me yet — I’m Josh. I’ve been in real estate for 21 years, own a mortgage company, flip homes in Southern California, and still take on clients with every real estate need I can help them with. My goal is to not be in the day-to-day trenches, but to provide you guys with those leads so I could do more stuff like this. I started this community because I wish something like this existed when I was coming up — a place where current and future wholesalers can collaborate, get real advice, support, and opportunities to grow. Tell us where you’re based, what you specialize in, and what kind of deals you’re looking for. That way we know where to send off-market listings, fix and flip deals, wholesale opportunities, and even team-up chances for buyers, sellers, and investments. This platform is meant to be more than just posts — let’s make it a true community. Looking forward to learning, sharing, and doing deals with all of you
Buyers
I need cash buyers in ohio some one text me plz, i need cash buyers i will call them for there next flips
Wholesaler Tip: Control the Look Before You Market It
Before you blast out a deal, have the seller claim their property on Zillow and Redfin. Why? Because those platforms are where most buyers and agents will peek first — and if the photos or info are outdated, it can tank interest fast. Here’s what to do: 1. Jump on a quick call with the seller. 2. Have them claim ownership on both Zillow and Redfin. 3. Help them update the photos (you can even upload one nice exterior photo). 4. Correct the home facts — beds, baths, upgrades, square footage, etc. 5. Pick the five highest comps nearby for estimated value. Doing this makes the property look newer, cleaner, and more valuable — which helps your buyers feel more confident and your deals move faster.
