We're Hiring — Two Positions Open
Let's be real — AI is a powerful tool, but some things still need a human touch. I'm bringing on two people to round out the team. Position 1 — Real Estate Closer Close off-market deals in person and over the phone across San Diego & Riverside County. I handle the sourcing and leg work — you focus on getting deals across the finish line. Position 2 — Licensed Loan Officer (CA) Help my buyers get funded. I bring the clients, you handle the care and the close. Must be licensed in California. If either of these sounds like you — or you know someone who'd be a great fit — drop a comment below

The Only Driving for Dollars App I Actually Use
Quick one. If you're not using DealMachine yet, here's what you're missing: Skip tracing built in — I use it on data I pull from other sources. Fast, affordable, and it works. Driving for Dollars with live route tracking — drop pins as you drive, add notes, skip trace on the spot. CRM built in — so your leads go somewhere instead of a spreadsheet graveyard. I use it every week. It's in my stack permanently. Get it through my link: http://www.dealmachine.com/DBR Worth every penny if you're serious about finding off-market deals.

How to Find Deals When Everyone Says Inventory Is Tight
Everyone says inventory is tight. Most people stop there. They blame the market, wait for a deal to fall in their lap, or start dialing the same tired list they've been working for 3 months. Here's the play: Stop fishing in the same pond. If your skip trace list hasn't produced in 30 days, it's not the market — it's the list. Pull a fresh one. Pre-foreclosures are moving. NTS filings, lis pendens, delinquents — these people have urgency. Urgency creates deals. D4D is underrated in summer. People outside more = more visible distress. What list are you working right now? Drop it below. Happy to give feedback.
