Looks like half the team is under rain clouds today, so adjust the play: For Lead Gen: Rain = money if you use it right. - Cold call heavy. - Hit every follow-up. - Rework your pipeline and chase anyone who went cold. People are home, bored, and picking up their phones — take advantage. For Deal Hunting: - Rainy days are actually great for driving for dollars if you’re not getting slammed by the weather. - Or go visit local open houses to network with agents (they’re slow today too). - Use the downtime to comp properties, tighten your buy box, and run numbers on everything. For Parents: Kids stuck at home? Yeah… you’re cooked šŸ˜‚Take them to an indoor park and network with other parents while they burn energy. You’d be surprised how many deals start with ā€œSo what do you do?ā€ And if you’re in Texas, Florida, or Georgia: Weather’s good for you. You better be locking up contracts today. Here’s a list of all the homes in Columbus, Ohio that have been sitting on the market for over 45 days. Why am I giving you this list? A few reasons 1. Wholesalers: Call the agents or sellers and see if you can negotiate 30% off the current list price and wholesale it. These properties are stale — motivation is there. 2. Creative Financing Fans: Ask if the seller is open to seller financing, sub-to, or wrap options. You’d be surprised how flexible people get after 45+ days with no offers. 3. Agents with Investor Clients: These are prime opportunities to work out investor deals and get your buyers something solid. Pro Tip: You can do this in any city. It’s super easy to pull this data using Redfin or Zillow. If you’ve got buyers, are an investor, or a wholesaler — this is your lane Don’t wait for the perfect deal to come to you… create it.
