I got a DM from a guy who wanted to partner on a land deal.
He'd been following me for a while, found a 270-acre parcel in Oklahoma, and needed help with the equity and execution.
We structured a partnership, closed on the land for $712K, put about $20K into surveys and environmental work — and we're selling it for $1.4M.
$593K gross profit.
Time to sell: Approximately 10 months
I didn't need to do any development. No finished lots. Just raw land, bought right, sold right.
Part of the parcel was already under contract before we even closed.
