I bought a lot that was 45% wetlands and had concerning elevation on other area of this three-acre lot. I test marketed it while under DD and response was immediate and very positive. Had buyer under contract within a week and closed less than 3 weeks. I would have backed out of this due to concerns about the wetlands and elevation if response wasn't so strong.
