Hold or Exit Strategy?
Recently bought a fairly expensive property in my area (KY), I know this is not a good market to flip and sell in so I was thinking even though this will not end up being the best cash flow deal. I will probably hold it for a few years hopefully gain some appreciation and utilize the tax benefits. Seller financing this on a lease option may be another feasible exit strategy, It doesn't help that the HOA frowns on rentals. Would you Hold, Seller finance or list and see if it sells? I could also pivot and make this my primary. Numbers below
$196k PP
$5K Rehab (carpet and paint)
$240-245K ARV
$1,900/mo. Rent
