Hold or Exit Strategy?
Recently bought a fairly expensive property in my area (KY), I know this is not a good market to flip and sell in so I was thinking even though this will not end up being the best cash flow deal. I will probably hold it for a few years hopefully gain some appreciation and utilize the tax benefits. Seller financing this on a lease option may be another feasible exit strategy, It doesn't help that the HOA frowns on rentals. Would you Hold, Seller finance or list and see if it sells? I could also pivot and make this my primary. Numbers below $196k PP $5K Rehab (carpet and paint) $240-245K ARV $1,900/mo. Rent

@Joshua Gossett Better cashflow if I stay in the duplex and rent the new one. I am only looking to move as a plan B if HOA makes a fuss about the rental.

Thanks for the feedback, I tend to look at the numbers 1st when evaluating a deal. I realize that is being near sighted for a long term hold. HOA was my concern as well I have reviewed the restrictions and do not see any language about rentals of leases. To answer your question I would probably not buy it as a rental my original intention was to use as a primary to be closer to family. But after some thought I would much rather have some land with my next primary and not sure I want to be closer to family lol. I bought with the intention that if I sell there should be plenty of cushion to make some profit. Keep in mind that this was somewhat of an impulse buy at my local commissioner sale and to be honest I was expecting to be out bid as my max was $200k on this property.
How Do I ?
How can a new investor learn what a good neighborhood looks like without relying completely on an agent?

@Jay Molis Came here to say something similar, spending time in or around the places you invest is the best way to get familiar with the neighborhood also go to some local spots and eat at nearby restaurants, talk to the neighbors.
