@Dion McNeeley I like this answer, especially the point about looking at the whole street instead of just the property. When I started, I probably would have put three numbers on my list. After owning rentals for a while, I've learned that a property can look great on a spreadsheet and still give you plenty of reasons to regret buying it. The economic drivers piece is something I'm paying a lot more attention to now too. Why are people going to want to live here five or ten years from now? And the parking one is interesting. I probably wouldn't have had that anywhere near my top three before, but I can definitely see why it matters, especially with multifamily. Another reminder that the numbers tell you whether to look — but they don't always tell you what you're looking at. Foes that mean you dont look for the ice machines anymore...
