Assuming the financial return on purchasing a fourplex is roughly equal either way, I want to look beyond the spreadsheet and discuss the practical pros and cons of two options: 1. Buy the fourplex, rent out three units, and live in the fourth. 2. Buy the fourplex, rent out all four units, and rent a comparable place somewhere else for myself at roughly the same monthly cost. What are the advantages and disadvantages of each approach, considering finances, taxes, lifestyle, privacy, flexibility, property management, and long-term investment strategy?

Why rent from someone else when you can live in a place you own. If it's financially the same, live where you own.

There is always something to learn. You need to learn how to determine if it's a good deal, know the market, and learn what is needed to manage a tenant. After that, if you are emotionally ready, have the money, and have the time to handle issues, then you are ready.

First, is there a reason that they aren't pulling the trigger. Just because the math works doesn't mean that they have the cash to close, reserves, or that they are even emotionally ready to handle owning a rental. As @Joshua Gossett mentions, they should get a mentor. But this also assumes they are emotionally ready to learn from someone and have the money to invest.

The smile on your face when the rent payment comes in. There is nothing like the feeling you get when you're sitting in a meeting that you don't want to be at and a notification pops up on your phone that a rent payment comes in. I agree that there are unexpected expenses and other negative things that might happen, but there are many positive things that happen too.
