Apartment Complex Calc

For those that have one or gone through a similar process, I am trying to learn the math around 6-8 plexes. The PIT of PITI, I pretty much have figured out where to get that info, along with the current rental rates and occupancy but trying to understand what I really need for insurance and where to get those associated costs. Any pointers? I also have a placeholder for what ongoing building maintenance would be for the area (lawn care, snow removal). Anything else I might consider in my calcs (besides set aside for vacancy, Maint and Capex Expense Reserves)? TIA!
