Thats what I’m finding as well. Sellers haven’t come to reality. The math doesn’t math on realistic rental rates for what they want. Or you put down a huge DP and OOP costs for renovations and repairs.

HVAC, roof, foundation, electric panel fixes/replacements. I’m pretty handy but it’s important to know your own realistic limits based on time and skill.
Enough Credit
How do you know when a seller's repair credit is enough versus asking them to actually make the repair?

We just went through this. It’s important to know your laws on what the credit can be used for and the max that you can do. Escrow holdback is another option but again see what the lender allows for it to be used for. In both cases we could not either get the amount or what we wanted to be covered.

Greetings party people. I am part of the ORAAT skool community too and was on the AI for real estate zoom call tonight for the first time. The recommended AI vehicle to use/purchase from everyone on the call was chatgpt 20$ monthly subscription. I just subscribed and I am ready to put it to work. My question(s) to the community is how to best utilize this tool? What information are you feeding it to get the best results? Did you have it interview you to set up prompts? I will be copy and pasting this on the ORAAT community too. Thanks!!!

Im in the IT business and the best thing I have learned to unstick myself and get better responses is the CRIT method: Context, Role, Interview, Task. Context provides the AI with detailed background information, situation, and constraints. Role assigns a specific expert perspective or expertise to the AI. The Interview step is the framework's defining feature, instructing the AI to ask clarifying questions one at a time before generating output, which ensures deep alignment and reduces hallucinations. Finally, Task defines the specific, actionable deliverable the user wants the AI to produce. A coupe of tips: Use the role with years: Like you are a successful, 20 year property manager with deep experience in SFH and Duplexes… Interview: Ask AI to interview you with up to 5 questions to gain deeper insights.
