Here is the devoted time, it took for me to get a listing with , 2 solid near future leads . Ive found that admin is my weak suit , it took me 4 days to triple check everything I input into the mls. I am a solo agent going into my 3rd year of real estate and I joined a flat fee brokerage (smh idk), mainly because I could not find the value in any of the brokerages I had joined. Everything ive learned , ive learned the hard way. Ive basically invented my own system up to this point. That is why paperwork was so hard this time around, it's one of my first times doing it. This is my 3rd listing appointment ive been able to close on my own (out of 5 listings with a ton of practice in between lol). Im saying all this to say I might have some questions later down the road... as ... 1. There is a tenant in place, that wants to stay , but will deliver on close of escrow if new buyer does not want to extend / renew lease. I will have to use an estoppel (I asked chatgpt) so I have to get that signed , 2. should I do that now or can it wait ? 3. Also if this was to come up on a future listing appointment should I just get the estoppel signed right away . 4. Does seller need to give tenant a notice -(. can that wait till we get the offer ?) & 5. seller has some minor inspection issues that came up with previous buyers' agent .. some pest / roof/ home as the house was built in 2005 , how much of a problem will this cause me when it comes time to negotiate ? Whats the best steps I can take now ( besides disclosure ) that I can do to ensure the close will go easy. Of course I'm only day 1 on the market , but this is how far ahead I have thought.
