I listed a house today for $2.
Yup. Two bucks. MLS wouldn’t let me list it at $1 (I tried), so we went with $2. So far… - 40,000+ views - 25+ people remade a video clowning me on social media - 7 showings booked - 1 solid lead we're talking to tonight Now compare that to the last 6 months: - 0 offers - 0 leads - 3,000 views total How’d I do? Sometimes you gotta get a little weird to get attention. But once you’ve got it, the goal is to convert it. Curious to see where this goes. If it ends in a sale, I’ll break it all down. If not, I’ll own that too. Either way, attention is the name of the game right now. Let me know what you think — genius or gimmick? Go out there and be weird

Welcome Michael!! This group is full of cool ideas and information. It’s a good asset for people in the RE world or just trying to learn. I’ve heard it’s been slow in the RE market lately but hey, pressure makes diamonds. If u can survive now then you will do amazing when it speeds back up!!!
Retirement Accounts for Investing
When I was introduced to opening a retirement account using my dead 401k, I was shocked to learn that I could own real estate in my IRA! Better yet I could partner my IRA up with my friends account to joint venture deals together all day long!! When you put your money together with a partnership, it is just simply papered up with the percentage of ownership. So if I have a small dollar IRA and I partner up with one of you Deep Pocket People, I can participate. 90/10 or 80/20 is not uncommon. All this means is that I get 10% of the proceeds and you get 90%. When we have an expense, the invoice gets split the same way. If you find this exciting please comment below. Oh yeah all of the profits can be owned tax free!

Buy Box Tightening
Alright guys, I’m tightening up my buy box. I went way too broad with it, and honestly, it ended up hurting me more than helping. So here’s my new approach: no more than I say yes. There are plenty of deals out there, so there’s no rush. If you want to work with me, make sure to: - Run your construction numbers by your contractor three times. Don’t skip this. - Get a good walk-through video or walk the property yourself. - Run comps and then have someone else (maybe an agent) double-check them. - Remember, I’m doing 1-12 deals a year. I’ve got time to slow down, really run numbers, and understand what I’m buying. - Don’t let anyone rush you into buying homes. Take your time! My goal next year is to flip 30 homes. This checklist will help me focus on buying what’s right for me. But just because it's not in my buy box doesn’t mean I won’t buy it. Honestly, more deals will be outside my box than in it, but this will just help me make faster decisions when something fits. So, keep sending me deals from anywhere in the USA, especially San Diego. Deals here will have more wiggle room. Use this template to create your own buy box Let’s go!

I like how u said “more deals will be outside my buy box than in it”. Not everything you buy will be 100% in ur buy box, but it helps to rank ur options and make decisions. I struggled a lot creating my buy box when I started looking out of state in Indiana. This would have helped me a lot as will help me refine mine down. Thanks LT!!!!
