I recently acquired a great deal last week in Loughton Essex at 42% BMV. Great. Obviously the deal sparked interest from group members, but all of them was from people who knew an investor. Most even wanted me to disclose the full address and postcode. Reason: so their investor could research it. As if I was going to fall for that.
Investors are not easy to come by and getting investors can be the hardest thing, even harder than getting the deal in the first place. A mentor of mine gave me an idea, a well known one but not something which automatically springs to mind at the time. She said ring an estate agent, tell them that you want to sell the property for 30 - 40 grand less than the market value. These agents have people waiting on their books for a good deal. Especially if the deal is in a sought after area. Doing it this way means you can benefit from virtually the whole BMV profit. Use the estate agents in the area of the property. Why sell a great deal for a tiny percentage of the value when you can do it this way.
