This is really for the newbies like me. So I went to another networking event on Tuesday, nervous as hell, nonetheless I put my smiley face on and my confident walk and stepped into the room. As I entered a lady said “Tracey” how are you my name is xxxxx Anyway she saw my name tag that was given to me during registration that’s how she knew my name. We had a long chat exchanged details and continued to mingle with the crowd, by now I was unstoppable met another lady who after we stood in a circle and said our name and what we do, this lady came straight over to me and introduced herself. She is an accountant with links to various individuals within all sectors of the property industry. Again we exchanged details before parting ways. Now by the time I got home there was two emails in my mailbox inviting me to meet up for coffee and a chat as they wanted to hear what I had to say. @Liam J Ryan i didn’t even have to say “I’ll be standing over by the tea and coffee if you want to have a chat”. So I have two meetings scheduled for the week after boot camp. So newbies, I say that to say this, before the 17/1/26 I would never have dreamt that I would have the balls to attend networking events because I am the one who up until now would blend in with the wall, if I can do this anyone can, dedication, determination and consistency. Ask yourself how much do you really want this? But you gotta do the work. I am currently enroute to another event in London, will keep you posted 🤗

Nothing happened for 30 minutes while I was waiting for the meeting to start. Wasn't sure if it was my hotel internet causing issues. Gave up then. Sounds like you weren't able to join either ?

Lessons Learned From Deals That Didn’t Go to Plan
The real education most people skip talking about. Everyone loves to talk about the wins, the completed projects, the refinance cheques, the strong returns. But some of the most valuable lessons in property come from the deals that didn’t go to plan. The refurb that ran over budget. The buyer who pulled out. The valuation that came in lower than expected. Those moments don’t feel good… but they teach you more than the smooth ones ever will. When a deal goes wrong, it forces you to tighten your due diligence, improve your communication, and stress-test your numbers properly. You learn to build in contingencies. You learn to expect delays instead of being shocked by them. You learn that profit is made in the buying but protected in the planning. Experience isn’t just about how many deals you’ve done; it’s about how many challenges you’ve navigated. The truth is, setbacks are part of the journey. The investors who build long-term portfolios aren’t the ones who avoid problems, they’re the ones who respond well to them. Every deal that doesn’t go to plan carries a lesson that strengthens the next one. So here’s the question when something goes wrong, do you see it as proof you shouldn’t be doing this… or as training for the level you’re stepping into? 👇

Mama raised no quitter ;) Experience is not really measured on how good everything always goes. Most valuable is the knowledge of people that went through trouble/ setbacks and are still going. Nothing you learn in university or classrooms - but you can listen to those more experienced people to prepare yourself for similar situations and then have a couple of tricks up your sleeve already when the chaos hits. Based on my last 15 years in construction I can say there's never a dull moment or a project without surprises. 💕
Land Development - Detached Housing
Hello all, Hope all is well. I’ve recently been sent a land development opportunity to develop a number of detached houses. The land already comes with planning permission. Wanted to reach out to the group to ask if anyone has any recommended contractors or a construction team I can speak with about this potential project? MONDAY MINDSET
I’ve had plans fall apart more times than I would like. Deals delayed. Projects shifted. And in those moments, it’s easy to think things are going wrong. It makes you question whether you’re on the right path. But I believe everything happens for a reason. So just because things aren’t going the way you planned, doesn’t mean they aren’t going the way they should. Sometimes the challenge builds resilience. Sometimes the setback sharpens our focus. Sometimes the detour protects us from a bigger mistake. In any situation look for the positive and the lesson to learn. Be grateful as this makes you a better person. 👉 What if this moment isn’t a setback… but a setup?

@Jonathan Stobbs I hear you...I am convinced this is how diamonds are found. Otherwise I wouldn't find the motivation to persist after another downer. Keeping cool in stressful situations, trusting there will be a way out you just need to find it and believing you can do it as you've done it before is my battle plan. Do you have one too? Heartbreaking when something is again on the sideways track, but it makes you grow into the better self each time!!
