Cost of Wholesaling in 2025
I started full time wholesaling with a spreadsheet and raw data. I would hand dial everything or even door knock. Now I have more software than I can keep track of. Here are my favorite ones: Prop Stream: https://trial.propstreampro.com/joshmassieh Deal Machine: Enzo Dialer: https://www.enzodialer.com/offer-claim-page854408852353584984?am_id=joshua1256 Gsuite: Its just gmail for biz. This eliminates all zoom, docusign and other software's you are paying You do not need anything else to run a successful wholesale biz. Maybe a spreadsheet or a crm but I have yet to find the perfect one!

To be fair, with Gsuite & a little tech savvy, you can build a whole CRM anyway.

Hard money lending for investors: Randa Dehaan – Randa is a rockstar on the lending side and my right-hand woman on the mortgage side. Most of you have met her, but not all of you have used her mortgage services. You better start now because that's how we make our money, honey!šŸ“ž 858-722-3380šŸ“ø Lend with Randa on Instagram

Your Go-To Tracker for Hot Leads (ATTACHED)šŸ”„
We all know how easy it is to get sidetracked during the hustle of real estate. Even with a CRM, sometimes those warm and hot leads slip through the cracks. That’s where the Deal List comes in. It’s simple but effective—just a quick way to keep track of the leads that matter most. Why Use the Deal List: - Stay Focused: If you’re like me, you get distracted often. Having a tab open with your hottest leads reminds you to stay on track. - For Everyone: If you don’t have a CRM, definitely use this list. Even if you do have one, think of it as a backup—a visual reminder of what's heating up in your pipeline. - Manage & Prioritize: This is a quick, at-a-glance way to see what needs your attention, so nothing gets overlooked. How to Use It: - Keep it open in a tab. - Update it regularly with leads that are worth pursuing right now. - Use it as your ā€œhot leadā€ reminder when things get hectic. Remember, it’s all about staying on top of the important stuff. The CRM is great, but this list is your visual cue to keep the heat on your top deals Let’s stay sharp out there!

The Most Dangerous Thing in Business is Getting Lost…
If you’re like me, your brain’s moving a million miles an hour. Deals. Distractions. New ideas. Family. Fires to put out. And suddenly, the day’s gone — but you didn’t actually move forward. That’s why I built this To-Do List Spreadsheet — my personal home base. It’s simple. But when life knocks you off track (and it will), this pulls you back in. Here’s how to use it: - Task: What needs to get done — be specific. - Category: Is it Real Estate, Marketing, Content, Admin, Personal — or just General? - Priority: High, Medium, or Low — so you know what’s moving the needle. - Notes: Any reminders, links, or details to keep you sharp. The goal? Never feel scattered again. You lose momentum when you forget where you're headed. This brings you back — fast. Download it. Save it. Keep it open.Treat it like your map. Because if you’re not clear on where you’re going… you’re already lost. Stay focused. Stay dangerous. Let’s get after it.

I always wonder about the bathrooms... like how bad are they, are they the worst offender for fixing (Besides the kitchen)... basically anywhere water can damage seems like the worst. Chance for black mold & foundational issues right? Water seems like the great nemesis for homes, repair & flipping.

@Joshua Massieh I hate cleaning bathrooms & i'm alergic to mold/mildew... so those are probably my "Final boss" of real estate when I find my place, haha... I've seen your other fix and flip videos, and I'm like "How do you walk into that hell fueled dump-a-torium & say, Yep we can fix it" 🤣
