CGT calculator
Good morning! Can anyone give me or point me in the right direction to an accurate, easy to use, template for calculating CGT. I have followed the HMRC calculator and compared this with my accountant's worksheet from last year and can't quite assimilate the two. This year I will have a higher amount to pay as I've sold three properties recently and I very much don't want to overpay. TIA.

@Martin Wardle thanks Martin. I've got all the information I need and have calculated each property's CGT using THE HMRC calculation tool. The bit I wasn't sure how to calculate was as there are multiple properties involved the threshold or split for calculating the higher tax portion. I've passed all my data to my accountant for review.

E-bikes
Has anyone any experience on tenants owning ebikes? There are dangers with these and Government guidelines say they shouldn't be stored/charged indoors. https://www.gov.uk/government/publications/battery-safety-for-e-cycle-users/battery-safety-for-e-cycle-users I'm thinking of adding a clause to my tenancy agreement to see off any potential issues. I don't feel I could provide a separate secure structure for safe storage. I see so many ebikes around and assume many have been modified looking at the speeds they reach and would assume (rightly or wrongly) most of these are in rented accommodation.

@Bruce Haagensen has been advising on the dangers of e-bikes for quite some time and yes, your lease agreement needs to address this issue.

Selling to specialist buying companies
Hi I am looking at selling down a couple of properties. Its just an age and stress related thing. Has anyone had any experience or recommendation of selling to 'we buy any property' style companies.

Hi Adrian. I once spoke to a company in Durham whose representative was very disparaging about my expectations. More recently I spoke to a larger company. I explained that I didn't know how it all worked and really just wanted to explore possibilities. The representative was more amenable but they will only pay about 70% if market value.

Would your tenants be interested in buying your properties? I've sold three of my rentals this year to the tenants. Two have been helped by Laura Bugeja from Approved Mortgage Solutions - she has been able to arrange mortgages for them. One, where the tenants hadn't been able to save enough deposit, I agreed to "gift them their deposit" by reducing the price by 5%. Laura arranged all of this. It's a special mortgage deal, and it's a good feeling to be able to help first time buyers on to the property ladder.
Renters Rights Bill
Just a heads up that the RRB is due in Parliament today and it will include an immediate ban on S21's. If you are thinking of selling a property or have a problem Tenant you may want to think about serving a S21 asap. Obviously having served it that does not mean you have to follow up on it but it does give you choices in the next 6 months. I am sure that this will be covered at our event on the 26th so if you have not booked your place then it may be worth coming along while we still have a few places left! Feel free to pass on the details to your friends! The link to book your place is www.eventbrite.co.uk/o/north-east-landlords-31907504935

Hi, I'm a self-managing landlord, surviving for now! Reading and walking keep me sane. I love meeting up with old friends and making new contacts.
