Handling rent arrears.
Hi, I watched a webinar today presented by Richard Eyre and Michelle Cairns of the Property Entreprenure Summit, about rent arrears using the Rent Arrears Framework procedure. They recommended TACO ( Tenant arrears collection service) which provides a start to finish service from initial mediation to a CCJ. Annual fee is normally £1999 for unlimited arrears cases ( or £799 for individual cases) reduced to £240 / year with a discount code , for attending the webinar. Has anyone heard or used TACO, as nothing is coming up on Trustpilot? I'm assuming it's a good company as the above speakers of the webinar seem very nice , ethical people . It seems a lot cheaper than going through a solicitor which costs about £1500 inc court fees.

Insurance for Tyneside Flats.
I was amazed by my new insurance premium for an upper Tyneside flat. I an pretty sure that we are the Leaseholder, and think that the owner of the flat below is the Freeholder. The reverse is also true. Quite a few of the insurance brokers asked if we were leaseholder or freeholder - but I believe we are both. Am I correct that I ought to be insured as a "block" with I assume that will be with the owner of the flat below. How could I get round this if they refuse to enter into a "in common" payment for the block.? An I also correct that they are to be treated as "a block"? In the past I just gave a re-build price, and they seemed happy with that. Have I jast been doing it all wrong all these years or is this to do with a change of legislation as one or two of the brokers told me. Thanks in advance, Simon
I need a guarantor service
Does anybody know of a good, reliable rent guarantee insurance company with a proven track record? Thanks.🙂
CGT calculator
Good morning! Can anyone give me or point me in the right direction to an accurate, easy to use, template for calculating CGT. I have followed the HMRC calculator and compared this with my accountant's worksheet from last year and can't quite assimilate the two. This year I will have a higher amount to pay as I've sold three properties recently and I very much don't want to overpay. TIA.
Question re tenancy agreements
In all the years I’ve owned property to date, I’ve never had to sever notice on tenants 👍, we just come to an amicable agreement & they move on 👍. I’m just drafting a new ASTA from NRLA site & completing section 7 re serving notice & it states that if I need to I will send by 1st class post, great but dated IMHO. I always setup WhatsApp groups for all new tenancies & we communicate through that including issues/concerns/fixes/leave dates etc. Is this not a viable alternative option?
