Snapshot of the latest Bridging and BTL/MUFB/HMO term mortgage rates
Hope all is well! I have posted the below which shares a snapshot of the current bridging and BTL term rate landscape, including a table of example rates and products currently available to property investors. This is something I’m asked about every single day, so I’ve pulled together a concise market view. I’ve also included some thoughts on how lenders have been reacting to the recent Middle East crisis, including the noticeable trend of product withdrawals and rate increases across several institutions. If you’re exploring finance or refinancing options and want clarity on what’s achievable, feel free to reach out. I work with over 250 lenders, so there’s usually a solution even in a shifting market https://www.linkedin.com/posts/sanjaymajithia_propertyinvestment-bridgingfinance-buytolet-activity-7439249111339577346-c-On?utm_source=share&utm_medium=member_desktop&rcm=ACoAAAAKQdQBX3uEqesUwamlbdpLMvMXwWbgaSA

Renters Rights Act - Database
I have just been reading about the database and thought I would flag a concern for everyone. Once you enter your personal address on there it seems it will remain there even if you cease to be a Landlord! So my advice will be proceed with caution! It may be that HMRC or councils start to access the information for their use or Tenants who want to track you down because they were unhappy about something. So perhaps consider using a different address but one that you would get any communications from or your agents address. Renters Right Act
Just a quick reminder to people who have served or are thinking of serving a S21 before the end of April. The government have issued some guidance on what you can do but the important point is that Legal action under the S21 or S8 must commence by the 31 July 2026 or 12 months from date of issue! So dont think you have 6 months or more before you need to apply to the courts! The link to the Government document is below https://www.gov.uk/guidance/renting-out-your-property-guidance-for-landlords-and-letting-agents/giving-notice-of-possession-to-tenants-before-1-may-2026?utm_medium=email&utm_campaign=govuk-notifications-topic&utm_source=5c4617e7-340d-42a3-86eb-195742a1f2c3&utm_content=immediately
