Hate to say it but it just takes time. The more you do it, the better you get. If you’re sticking in the same geographic location, don’t forget to lean on a local realtor that you develop a relationship with. Do your own comping but run your #’s by them too.

After working with a partner for almost 3 years, I’m finally venturing out on my own. I am planning on keeping a lean and mean business moving forward. My goal this year is to complete 10 deals full cycle and in the next 90 days I would like to have at a minimum two properties under contract moving to purchase/wholesale/double close.
