Warning to New Wholesalers 🚨
Over the past few days, I’ve had multiple people hit me up saying they “have a deal” and are looking for a buyer. Only to find out… it’s not their deal. They’re marketing someone else’s contract without that wholesaler’s knowledge or permission. Let me be crystal clear: 👉 Acquisitions is not copying someone’s deal post and trying to find a buyer. That’s not wholesaling. That’s a legal liability that can get you in serious trouble. 👉 If you try to dispo a deal without the original wholesaler’s consent (and without a JV agreement in writing), you’re putting yourself and the person helping you at risk. 👉 If you’re going to JV, do it the right way. Communicate. Get the paperwork signed. Be transparent. That’s how you build relationships in this business. And for the love of wholesaling, remember this: ✅ Buyers want discounts and cash flow, not full-retail properties with retail rehab costs. If you’re locking up properties at the wrong numbers, you don’t have a deal. This business is simple: Lock up properties at a discount → bring value to sellers AND buyers → get paid. Skip any step and you’re just burning bridges. That’s my rant for today 🤣 Tighten up out there !!!

Feeling Discouraged? Read this. ⬇️
Yesterday, something happened that really discouraged me. I had spent the last week and especially over the past weekend networking in this community. Connecting, sharing my experiences, learning from others, sharing laughs and kind words, building partnerships, and sharing the vision I have to reform the medical system in the USA by using my profits from wholesaling to develop community wellness centers. Then a scammer spammed my post. In an attempt to protect another member, I called it out like I always do. And within 2 minutes, I was banned because the scammer reported my account for calling them out. All of my last 7 days of posts and networking… gone in an instant due to one thoughtless action. This has happened twice in the span of 1 month, both times for the same exact reason. Those weren’t just posts to me. They were memories. A record of my progress that I planned to look back on a year from now. So yes, it hurt. But here’s the lesson I pulled from it: Wholesaling is the exact same way. You can spend days or weeks pulling lists, skiptracing, marketing, acquisitions, dispositions, you name it… and with just one careless mistake, it can all fall apart. Not all things can be avoided, but the things that can be like forgetting to follow up, mismanaging a contract, partnering with the wrong people, and BOOM. Everything you worked for feels like it disappeared in an instant. The lesson? Protect your efforts. Value your time and contributions. Double-check who you align with. And if something unexpected knocks you down unfairly, suddenly, and completely out of your control… DON’T QUIT. GET BACK UP! REBUILD, AND KEEP MOVING! Setbacks don’t erase your progress. They test your grit, they test your faith in the vision. They reveal how bad you really want it and if you really are who you say you are, if you’ll actually do what you say you will do no matter what. You can erase my posts, but you can’t erase me, the connections made, the seeds I've planted, my current momentum, or the success waiting for me on the other side of my dedication, effort, and consistency.

ISO: Skip traced leads to call...
I'm looking to JV with someone that has xleads. I am a beginner who has spent hours manually skip tracing leads from lists I've pulled from county records ultimately to no avail. My plan? You provide me with a few skip traced lists in the market I'm trying to sell in, or a market of your choosing. I'm new and not so picky. When I lock up a deal you and I split it for 50/50 for I need to get my first deal asap! I just got service on my phone and I am thirsty to talk to some folks and lock up a deal.i have watched and completed the JV section of videos in the classroom and I am looking to build relations in good faith with someone. With my first deal I plan on using Zach's plan of action using xleads myself. But for now I need to make way with my first deal. I'm really hurting for some money in my life and I'm willing to work hard for it. what do ya say? Partners? p.s. Give me a chance. I will give you my best efforts here.
