Warning to New Wholesalers 🚨
Over the past few days, I’ve had multiple people hit me up saying they “have a deal” and are looking for a buyer. Only to find out… it’s not their deal. They’re marketing someone else’s contract without that wholesaler’s knowledge or permission.
Let me be crystal clear:
👉 Acquisitions is not copying someone’s deal post and trying to find a buyer. That’s not wholesaling. That’s a legal liability that can get you in serious trouble.
👉 If you try to dispo a deal without the original wholesaler’s consent (and without a JV agreement in writing), you’re putting yourself and the person helping you at risk.
👉 If you’re going to JV, do it the right way. Communicate. Get the paperwork signed. Be transparent. That’s how you build relationships in this business.
And for the love of wholesaling, remember this:
✅ Buyers want discounts and cash flow, not full-retail properties with retail rehab costs. If you’re locking up properties at the wrong numbers, you don’t have a deal.
This business is simple:
Lock up properties at a discount → bring value to sellers AND buyers → get paid.
Skip any step and you’re just burning bridges.
