Storage Facilities
I have a lead on a storage facility in Mississippi. Was wondering what expenses ratio to use? 45% like multifamily, or lower? Thanks

@Terrence Leyden what’s this software you use? SiteLink?
Build On the Common Ground
Low-balling your sellers? Try this instead. Approach the conversation with options that provide flexibility. Ask questions that open up opportunities for sellers to think outside the box: - Would you be open to accepting a cash discount for an immediate sale? - How about if we took over everything and you could walk away without hassle? - Do you have any existing financing that we could assume and take over? - Would you consider a structured deal where you get the price you want, but we pay you over time? By steering the conversation this way, you’re not just throwing out an offer. You’re engaging in a deeper, solution-driven discussion where both parties can walk away satisfied. It’s not about pushing a deal—it’s about finding common ground where both sides win. Offering terms like these can help you secure cash flow while giving sellers the flexibility they need. This is how you close deals that others overlook and build strong, long-lasting relationships with sellers. Who’s used these kinds of strategies in their deals? Share your experience in the comments! 👇

Golden questions to ask… Thanks boss 🫡
One Thing That Will Set You Apart
Over the weekend, I finally had the chance to meet some of the Deal Finders I have been working with—face to face. We got together for a Mastermind session in Dallas, broke bread, talked deals, and had some real, unfiltered conversations. Now, I love that technology lets me connect with people worldwide, but there’s something different about being in a room full of action-takers—people making real decisions that will change their lives forever. These aren’t people who are just “interested” in commercial real estate. They believe in it. And that belief? That’s what sets them apart. Because here’s the truth—most people slip through the cracks between learning and doing. They take the courses, watch the videos, and gather information… but they never make the leap. Why? Because they don’t fully believe it’s possible for them. But those who do believe? They change everything. Do you truly believe in the power of real estate to change your life?

Is Opportunity Staring at You?
Twelve years ago, I was on vacation with my family when an opportunity popped up to extend our stay at the beach for another week. I was a solid employee—never missed a deadline, always got the job done. I figured working remotely for a week wouldn’t be an issue. So, I called my boss, fully expecting a simple, “Go for it.” Instead, I got hit with a hard NO. No discussion. No exceptions. That moment hit me hard—I wasn’t in control of my own time. Someone else was calling the shots. Right then and there, I made a promise to myself: Never again. So I started building. There were missteps, unknown territory, and plenty of “What the hell am I doing?” moments. But here I am. A full-time CEO, investor, and mentor. ⌛My schedule is busy, but it’s mine. ⏳My decisions are mine. ⌛My time is mine. Bottom line? Opportunity doesn’t always show up neatly wrapped. Sometimes, it smacks you in the face and forces you to choose—stay the same or step up. If you’re ready to start building, comment ‘BUILD’ below to get my guide to wholesaling commercial real estate. This is OPPORTUNITY, staring at you in the face. Don’t waste it.
