Email address, web hosting etc
Hi, I’m just considering how to approach my website, web hosting and email address for my contractor serviced accommodation business . I saw someone else post about website, and advice to use lodgify. If I used this do I get a professional email address with that? Or is it acceptable in this industry to have a gmail email address (eg. [email protected]). I wanted to use squarespace so that I get a proper email account, but not sure how important that is. Also if you have a website before you have any properties how do you tend to promote your service or what information should I have in place in case someone looks up my company? Is just a landing page acceptable? It would be great to see examples of what other people have at the start of their journey

@Marigold Henshaw hi marigold, that’s a lovely name you have. I’m starting out a rent-to-rent serviced accommodation business specialising in accommodation for contractors. How about you?

Plan of action
For those that recently joined, how are you progressing? Where does one start etc. I joined last week and would like to hear from others on how they are doing it.

Well this is my ‘on the side’ as I have a main business that takes up a lot more of my thoughts (Landscape architecture), so anything that can make my property business as easy and uncomplicated as possible will make it more achievable for me.
What I’d Focus on If I Was Starting Property From Zero Today
If I were starting again with no experience, no portfolio, no contacts, I wouldn’t chase every strategy or try to look busy. I’d strip it right back. First, I’d focus on education with intent. Not consuming everything… but learning one strategy properly.. how it works, where it works, and why it works. Then I’d lock in one location. Know the rents. Know the demand. Know the numbers so well that deals start to look obvious instead of confusing. Next, I’d master the numbers. If you can’t quickly tell whether a deal stacks, confidence never shows up. The numbers remove emotion and guesswork. I’d also spend time building credibility, not clout. Speaking clearly, following through, and doing what I say I’ll do, even before I own anything. And lastly, I’d get around the right people. Not the loudest voices, but people actually doing deals, asking better questions, and sharing real lessons. Property doesn’t reward the busiest person. It rewards the prepared one. If you were starting from zero today, what would you focus on first? 👇

I totally agree. It has taken me half a year to decide which strategy to focus on, now I’ve decided on SA for contractors, I feel like a block has been removed

@Marigold Henshaw thanks. I haven’t really started yet. I’ve been just working in my business plan and I’d like to apply for a new business grant to cover my initial startup costs. Once I’ve got that in place I’ll feel more confident to start looking at properties. What are you working on?
🚨 Property News Update 🚨
Just came across this BBC piece that really caught my attention… A major developer, Persimmon Homes, is asking to cut back the number of affordable homes on a large housing estate near Norwich. Originally, the plan was to build 1,000 homes with a third being affordable. But now, due to “rising costs” and “site issues,” they’re only building around 780, and want to slash the affordable units from 185 down to just 30. The local parish council is pushing back, saying this makes it even harder for residents to get on the property ladder and that there’s been “no engagement” from the developer. This really highlights the tension between profitability vs. community impact, doesn’t it? On one hand, developers are struggling with rising costs… but on the other, families are finding it harder than ever to buy their first home. What do you think should councils hold developers accountable for delivering affordable homes, even if the numbers “don’t stack up”? Or should developers be given flexibility to make their projects viable? Drop your thoughts below 👇 https://www.bbc.com/news/articles/c33rx8npzj8o

I often find that these new-build 'affordable homes' are still more expensive than buying an older house. If someone's really struggling to get on the property ladder there are cheaper houses available. But having said that, I believe the Government (not developers) should provide affordable housing for those in need, and that doesn't have to mean ownership. Developers already have to pay pay taxes and Levys, which can feed into the Government's provision of affordable housing.
