Hi AFL Family
I’m Titania May, and I’m thrilled to be part of this community. I’m currently operating as an independent Sourcing Partner with Gary Walker Properties Ltd, specialising in high-yield Rent-to-Rent (R2R) opportunities across East London, Stratford, and the City. What I bring to the table: > I focus on a 'Digital Desk' sourcing model—meaning every deal I put forward is backed by heavy data, clear ROI projections, and 100% professional compliance. I’m here to bridge the gap between motivated landlords and serious investors. My Goal: > I’m looking to connect with investors who want a truly hands-off way to enter the London market, and to learn from the incredible wealth of experience here in the Assets for Life hub. If you’re active in London or want to talk R2R numbers, let’s connect! 🚀"

Welcome Titania, such a powerful profile.
Plan of action
For those that recently joined, how are you progressing? Where does one start etc. I joined last week and would like to hear from others on how they are doing it.

@Kerrie Mckinnon I have the company registration sorted and now looking to see what will be the best course of action or strategy to move forward. I am planning on flipping houses as I am a engineering construction Project Manager in my 9-5 so I figured it will be the easiest for me as I already have knowledge of that area. What I would like to learn more on is how to pitch to investors, where to find them and how to spot a good investment property. For now, I am set on worst house on the best street for the average person type of property.

@Kerrie Mckinnon I like this. Hopefully we will get help on that as well.
Build Relationships, Not Just Numbers
Most beginners spend their time talking to other beginners. Same questions. Same doubts. Same fears. That’s a fast way to stay stuck. The real leverage in property isn’t another spreadsheet.. it’s relationships. ✅ Agents know about deals before they hit Rightmove or Zoopla. ✅ They also know who actually follows through. And here’s the key: agents don’t back talkers, they back action takers. You don’t need to impress them. You just need to be clear, consistent, and serious. When an agent trusts that you can move quickly and complete, you start getting different calls. That’s when property gets easier. This week’s move: Reach out to 2 new agents. Tell them what you’re looking for. Tell them you’re ready to act. Then do exactly what you say you’ll do. 💬 Question for the group: How many agents actually know your name right now, not just your email? That number matters more than you think.

Hi and thank you for adding me to the group. I have always wanted to get into property and am super excited that now I get the chance to do so. I would like to focus on flipping properties as it is close to what I do in my day job as a Project Manager and the transformation from A to B is what motivates me. What I would like to learn first and foremost is how to raise funds and have that ready before I approach any real estate agents to get off the market property deals. The other area is on how to know the best street to buy, if it is outside of my town because I will be targeting the worst houses on the best streets for the regular person.
New to the Hub
Hi everyone! I'm 'Temi - a newbie and yes! I have finally made the very bold step to be part of the property community despite having thoughts that faithful sunny day in Jul2012 and wishing for a miracle... Anyways🙂 I will be attending the 3-day Bootcamp in March (very excited) for the next phase or chapter of my life. With so many strategies on the platter - I've got great interest in all but will focus on R2R, Deal sourcing and then build up from there.. Looking forward to this..
